There are a variety of factors that go into a life of a roof. Often times homeowners often hear about roof life through what I call hearsay. Homeowners are usually not too involved with product knowledge and take advice from friends or coworkers who may also have heard from a chain of possibly inaccurate information. It’s a good thing that you stopped to hear it from a professional who is here to help dispel some myths about common roofing products. I am in no way suggesting that I am a know it all in roofing. This is definitely not exhaustive information, however, it will help you get a general idea if you are new to roofs.
Maintenance on your roof will make a big difference.
Typical asphalt roof lasts between 15-25 years. Asphalt shingles that are thicker usually last a few years longer than shingles that are thinner. There are many varieties but I won’t be getting into that in this post. Overall, how long will a roof last will be dependent on how much roof maintenance is put into a roof.
Things to consider to help extend the life of your roof:
Low-lying trees that block out the sun will cause excessive moss growth which further deteriorates shingle life.
Lack of exposure of the sun on the North and South sides can cause excessive moss growth.
Debris – leaves that are not cleaned up will build up on the roof over time and cause deterioration.
Low Quality Product: Examples are – Cedar shakes that are not treated and are not a premium shake. Asphalt shingles that have been known to fail before their warranty period.
Proper Ventilation – improper ventilation can cause the roof to mold from the inside, causing the roof to rapidly deteriorate.
Keep Gutters Cleaned – this will help prevent water damage to the lower deck board, fascia and soffit.
Get A Roof Inspection – Getting a professional roofing contractor to inspect your roof will ensure that you don’t run into major problems. Get repairs done while you’re at it.
